No. 2 Bachelor Gardens was a small detached course grit stone cottage, with Welsh slate roof and sash windows, originating in the early to mid 18 th Century. It consisted of 2 small rooms downstairs and 2 bedrooms upstairs. There had also been some more recent changes totally out of keeping with the original cottage, for example a 1970s full glazed poor quality front door. It sat as a small property in the corner of a large overgrown and neglected orchard.
The original cottage and grounds had been awarded Grade II Listed status, due to its special architectural or historic interest, sitting within the original historic village of Bilton.
As the Developer in this case, we prepared plans to create a pair of new build semi detached dwellings within the grounds of the Grade II Listed cottage.
The plans sensitively mimicked the more attractive qualities of the original cottage, with stone coursing, stone chimneys, slate roofing, and sash windows, to provide a pair of modest 2 bedroomed dwellings, which were in high demand and low supply in the area. We were also able to provide off street parking within the scheme, and a garden for each property, including the original cottage.
Whilst the Local Authority Planning Officer supported the scheme, it was called to Committee for Decision, as there was some initial resistance from some elected members of the Planning Committee. We overcame objections within our presentation at Committee, and successfully obtained the necessary planning approval and Listed Building Consent via a majority decision.
We later obtained planning approval and Listed Building Consent to create a two storey extension to the original cottage, which would enable the creation of a more habitable residence for modern living, including an upstairs bathroom!
