Burn Bridge

The Brief

The host property is a substantial detached stone dwelling with attached garage within a large plot in the village of Burn Bridge, on the south side of Harrogate.

We prepared Architectural plans for a first floor extension creating a new personal office space/guest suite (with access via a dedicated staircase) over existing garage and utility room.

Our plans also included a single storey rear extension which enlarged the living and dining rooms, and a new external flue/chimney stack at the side elevation to enable centralising the existing fireplace.

The Planners originally requested that a neat front dormer window was removed from the scheme to approve it, which was done. We then applied for the dormer separately as an amendment at a later date, which was refused by the same Planning Authority, but was later overturned on Appeal, as it was felt to positively contribute to the street scene.

Increased property size by an incremental 37%.
